Ranking 8th in the U.S., this thriving metro area doubled its pipeline compared to last year, according to our annual Future Office-to-Apartment Report.

- The Charlotte metro area is set to convert a total of 1,787 rental units from formerly used office spaces doubling last year’s pipeline of 864 units.
- Office-to-apartment transformations in the metro represent 55% of the area’s total future conversions (3,260 units currently in the pipeline across all types of adaptive reuse projects).
- One of the most prominent prospective projects is the redevelopment of the 16-acre site at 2101 Rexford Road, which is expected to accommodate up to 675 new apartments.
- Additionally, 5% of the metro’s office stock is deemed suitable for this type of transformation, totaling 4.6 million square feet. This suggests Charlotte has untapped potential for office-to-residential conversion.
- Nationwide, the number of apartments set to be converted from office spaces has skyrocketed from 23,100 in 2022 to a record-breaking 70,700 in 2025. Office conversions now account for nearly 42% of the 169,000 apartments planned in future adaptive reuse projects.
