Developer Plans To Build Despite Controversial Subdivision Denial In Cramerton

Gaston County, NC — The battle to build more than a thousand homes in a the Town of Cramerton heated up Tuesday. The public urged county commissioners to deny the rezoning request.

Commissioners voted not to approve it, but the developer says it will still build homes there.

MT Land wanted to build the Riverside subdivision in Cramerton on S. New Hope and Lake Wylie Roads.

It would include approximately 1,500 homes and town homes plus commercial space on 477 acres.

“Traffic, traffic, traffic,” said Commission Chairman Tracy Philbeck. “it’s just going to create more of a nightmare situation.”

A MT Land representative told the crowd that MT Land did traffic studies with the Department of

Transportation, planned to widen roads, put in turn lanes. It held neighborhood meetings, would donate toward building more schools.

Current zoning law says developers need county approval if they want to build more than 250 homes

on a certain amount of land, put in town homes, apartments or mobile homes.

The planning board voted not to approve MT Land’s rezoning request. Then, commissioners voted unanimously to deny it.

Now, the developer says it will go by current zoning law, build approximately 1,300 single family, detached homes on that land with no commercial space and likely no amenities.

It says construction will begin in 2020 and end by 2028.
